Bathroom Renovation? Here's Why You Should Check Your Drains First

Planning a new bathroom is exciting. You've probably picked the tiles, chosen the fittings and maybe even ordered that freestanding bath you've had your eye on for months. But before a single wall comes down, there's one question most homeowners forget to ask: what condition are the drains underneath that bathroom actually in?

Skipping this step is one of the most common and costly mistakes in a bathroom renovation. A new suite connected to old, cracked or poorly laid pipework doesn't fix anything, it just hides the problem behind fresh tiles until it resurfaces as a leak, a smell or a full-blown blockage. In this guide, we'll explain why checking your drains before you renovate matters, what a pre-renovation drain check actually involves, the issues it commonly uncovers, and how to fit it into your renovation timeline without causing delays.

1. Why Old Drains Cause New Bathroom Problems

Most Dublin homes being renovated today have bathroom drainage that's decades old. Over that time, pipework shifts slightly as the ground settles, joints weaken, and scale or old sealant builds up inside the pipe walls. None of this is visible from above, which is exactly why it gets missed during the design and planning stage of a renovation.

Here's the problem: a brand new bath, shower tray or vanity unit puts fresh demands on pipework that was never inspected. Different water flow rates, new connection points and modern low-profile shower trays can all expose weaknesses in drainage that was coping, just barely, before the renovation started. A pipe that was draining slowly but tolerably can become a genuine blockage once it's handling the output of a bigger shower or a double sink.

Have you ever renovated a bathroom only to notice a damp patch on the ceiling below a few months later? That's usually the sign of an existing drainage issue that got disturbed, or made worse, during the works. It's avoidable, but only if someone checks the pipework before the plasterboard goes up.

2. What a Pre-Renovation Drain Check Actually Involves

A proper pre-renovation drain assessment starts with a CCTV drain survey. We send a waterproof camera through the existing pipework connected to your bathroom, recording footage in real time as it travels through the system. This lets us see exactly what's happening inside the pipe, cracks, root intrusion, misaligned joints, scale buildup, without lifting a single floorboard.

The survey gives you a clear picture of the pipe's condition, its gradient, and how it connects to the main drainage run. If anything looks borderline, we'll flag it clearly and explain what it means in plain terms, no jargon, no scare tactics. You'll know exactly what you're dealing with before your builder starts demolition, which means no unpleasant surprises halfway through the job.

We also check how your new fittings will tie into the existing system. A larger shower tray, a second sink, or an underfloor-heated wet room all change how water moves through your pipework. Getting this assessed early means your plumber and builder can plan connections properly instead of improvising on site, which tends to be where costly mistakes creep in.

3. Common Issues a Drain Survey Uncovers Before Renovation

Older Dublin properties, particularly those built before the 1990s, often have drainage that was designed for lighter use than modern bathrooms demand. We regularly find cracked or offset joints caused by ground movement, sections of pipe collapsed slightly under the weight of a renovation years earlier, and corroded cast iron sections that are quietly narrowing with rust and scale.

Tree root intrusion is another frequent discovery, especially in properties with mature gardens or trees near the drainage run. Roots are drawn to the moisture and nutrients inside a pipe and can work their way through tiny cracks, gradually restricting flow until a blockage forms. If left unnoticed and built over during a renovation, this becomes a far more disruptive and expensive repair later, often requiring excavation through a finished floor.

We also find a surprising amount of old sealant, hair, soap scum and limescale built up inside pipework that's never been professionally cleaned. This isn't usually causing an obvious problem yet, but combined with the increased demand of a renovated bathroom, it's often the final piece that tips a sluggish drain into a fully blocked one. A thorough high-pressure water jetting clean before the new suite goes in clears all of this out and gives your new bathroom a genuinely clean start.

4. Getting the Timing Right Before the Tiles Go Down

The best time to book a drain survey is right after you've finalised your renovation plans but before any demolition begins. This gives you and your builder a realistic picture of the pipework while access is still easy and before new fittings, tiling or flooring commit you to a particular layout. It also means any necessary repairs happen while the room is already stripped back, rather than requiring tiles or flooring to be lifted again later.

If the survey does uncover a problem, the good news is that most drainage issues found at this stage can be fixed with no-dig repair methods like relining, rather than full excavation. This keeps disruption and cost down considerably, and it's far easier to coordinate alongside other renovation works than an excavation would be. Your builder can usually continue other parts of the job while the drainage repair is carried out in parallel.

Coordinating this properly also protects your investment. A renovated bathroom with hidden drainage problems is a renovated bathroom that will need to be partially redone within a few years, and nobody wants to be chasing a damp patch through a bathroom they only finished tiling last winter. A short survey now, typically completed within an hour or two, can save weeks of disruption down the line.

A bathroom renovation is a significant investment, and the drainage behind the walls deserves just as much attention as the tiles and fittings you can see. Checking your pipework before the work begins means fewer surprises, fewer delays, and a bathroom that actually performs the way it looks. It's a small step that protects a much bigger one.
